This is because REPS reclassifies rental losses as non-passive, allowing them to fully offset active income.

I considered suing for non-performance but felt the hassle of doing so would not be worth the benefit.I'm still hopeful and looking in the Flint market, I just would not use them to do so.

I would do you due diligence but I have seen others use it to purchase non -owner occupied properties.
