I just want to account for the possibility of the unforeseen.As far as the numbers, it is a township parcel with 1.5 acres, city water and NG.

Would it behoove me to keep that in mind in my decision making ... i.e. think twice before using electric hw heat because we won't be able to take advantage of ng to heat our water when it comes ...okay, hopefully these questions are clear enough and I've given enough info for some meaningful conjecture!

To be honest, the move away from NG would really be a matter of $ on the front end.

So, if a property value were headed to the basement, say due to external factors, like a factory being built down the street, or deflation, or for any reason and you had tenants in the buildi ng, but a few left and you were afraid the property might not cash flow, you would give it back to the seller (lender)?

The cash is not there (2% rule) but even if you want to tie the house with a L-O-N-G closing date so you can find a retail buyer, here is the problem.

I will warn you in advance that it's L-O-N-G!!!

I purchased an REO 4-unit that had a single run down boiler and for about $1500 a unit installed NG Rinai wall furnaces in each of the units.
