Most people tend to hang onto thier homes as an asset.

If there are just people hanging out, that's a better sign.

Vacationers are starting to go back to hotels as Airbnb fees have increased and they don't want to deal with cleaning dishes on top of paying cleaning fees.We stayed in a nice vacation rental on the Oregon Coast and there was evidence that kids or homeless were hanging about when it was vacant.  

When I first started this thread, I really was hyper focused on passivity, but I have tried to implement more immediate and less drastic measures to help reduce the stress, so I can hang with my current primary asset and squeeze a good amount of appreciation, that is still available.Thanks for contributing and best of luck!

No question some of the top firms are hanging in there because of cash calls..

So my point would be that the appraised value isn't always equal to actual value on a purchase appraisal.If everyone is month to month you have a lot of flexibility to go back to them and say, "Hey, we just got the property tax increase for the year and this will necessitate an increase in rent to $X,XXX/ month.  

I can see that there is going to be information overload for a while until I get hang of the real estate world.How have you done out there in Austin?

When you do ceilings you only have to paper/ plastic the light fixtures and maybe some smoke alarms, you can hang plastic over windows, but the paint is usually dry before it hits them and wipes off easily.
