Pretty much everything I have seen and read is:Find out the sellers motivation/problem and speak to solving that issue.Give an offer but explain how you got your numbers.Other than that, it seems pretty limited for negotiating information. 

Its also the right sort of thing to do to try and help someone navigate a difficult time. 

You have 3 months (potentially) to get it all sorted which should be pretty easy.If someone is selling a STR, that doesn't mean there are issues.

I don't remember the precise words, but essentially he claimed that there was some sort of standard rental agreement applicable to the area and he could not (perhaps in reality would not) add anything to it at all, which struck me as oddly questionable.

I can only think that this grows as we move into the typical buy/sell season.I assume that your buyer funnel is full, and a lot of people have the want to buy with a constraint or two (rate mostly) of some sorts and you're working with them to execute their purchase at the right time while working around their constraint.

If you want to be truly passive while living abroad you could consider a DST transfer or syndication where you transition your properties to professional management and get paid as a limited partner and not have to worry about any sort of property management takes.
