There seems to be a lot of people saying invest in Ohio.

Would love to network with some people to get to know the area and the market a little better, as well as to hear about your experiences.

The warranty people talk about really isn't of value in most cases. 

For example, we have an artisan chocolatier in a town of 350 people.

Plenty of people do have 10-20 unit and work thru it, you just need to think it thru and have a plan if you don't want to do all the work. 

The best way is with people you know. 

My buddy just got burned by someone borrowing from multiple people where the others weren't aware of each other and they thought they were the only one lending, etc.It all comes down to how well you REALLY know each person in the deal, and then, "do you REALLY know them?"  

I think too many people move on to property number two and three before property number one is really in good shape and later they regret it.

There are people who buy a longer term (12 months or more ) OPTION giving them a RIGHT to purchase a subject property, at a certain price, within a certain amount of time, and attempt to either sell the option for a higher price or close on a simultaneous purchase and sale to an end buyer paying a higher price.  

People who complain about the quality of leads typically fail to understand that it takes months and sometimes even years to nurture and convert a lead.
