Stuart I think what most are missing here is these investor are/want to be passive they dont want to have to hunt for a loan or try to run a rehab project ( remotely as most probably dont live in the market these props are at).

Multifamily is incredibly complex and if you don't understand the metrics or calculations behind it, you're going to get burned. if you're just plugging numbers in until it "goes green", you are either going to miss out on deals or buy something you shouldn't.

Already plenty of good advice above, but there's one piece that is missing. 

I hire local professionals for inspections and cleaning, but even then, I’ve run into issues where things were missed because I wasn’t physically there.3.Tools: I use software like Tenant Cloud for rent collection and maintenance tracking, but no tool can replace having someone who can physically check on properties.

I walked all the nearby comps, gave the seller my opion/list of what his property was "missing" (fenced yard, light staging, add a 3 board fence panel and landscaping here...) and advised him to get a surveyor to mark the lot corners...The previous agent had not suggested they get a surveyor to mark the lot corners when he bought the property to flip....there's a chance the house or driveway may encroach the neighboring property.  

Execution truly is the missing piece for so many.
