I have a guy that works way cheaper then he should and does them for about $1300 labor which I know is crazy so I am trying to get a grasp on reality when I start shopping rates again.For a small full bathroom we typically do a complete gut except we keep the tub and reglaze it - Labor usually consists of ceramic tile shower surround/tile floor - new toilet,light,mirror,towel bar,faucet, shower head - trim and painI know this is region specific but just interested to hear others

Given the area of Del Cerro, we used high end finishes throughout and every detail was carefully picked out from the door knobs to the iPad control station to Bose surround sound throughout the house to LED mirrors to the Versailles travertine floors to the wall hung toilets to the custom cabinets w/ granite countertops, etc...Nothing was left untouched!

Looking back retrospectively, I notice that the Borrower also has another loan also in San Fran that mirrors what is going on here (in timeline to the month -I'm not in on this second deal):-12 month note; -Loan reached maturity early summer; Borrower declared both projects "behind schedule" over the summer, after note maturity.

You might be able to use the existing mirror if it's not de-silvering around the edges.
