It just costs more.We've almost completely switched back to gloss oil paint for the kind of extensive foursquare trim in the houses we prefer.

Whatever you decide will be best for you - BUT - if you do re-finish the floors....MAKE SURE you do the prep & clean work....after sanding - sweep at least twice.....then tack cloth (you can make them yourself - basically a rag with mineral spirits - VERY easy) - I went over the entire floor twice - I might even suggest three times....it gets the "crap" out of the pores of the wood & lets the wood take the stain much better....and the more coats of poly, the better - but take your time - as they ALL have to dry...MAKE SURE they are dry...

Yes, Florida does seem to have an unusually large number of con artists and snake oil salesmen.

Once installed, best to have them on predefined schedules, as they’re only 3x as efficient as gas/oil when they’re working to maintain constant temps versus changing it up/down over time.

Appears to be a well oiled machine in terms of the construction and sale process-cookie cutter 1200 sq ft properties.

I have worked in the oil & gas industry for 10 years and now I want to switch to property manager in an effort to understand the industry very well and become an investor myself or even have my own PM company one day.... who knows there is no limit on ambitions.The point is, companies are asking for yardi experience in their ads and yardi is asking to be employed with a company to learn it!

Oil prices are low thanks to China’s recession.

Talking 30-100 SFR property range pool with that being a portion of their investment portfolio(so not including ag, oil, timber investments, etc.). 

(not counting lower maintenance costs like no more oil changes etc…).
