Aside from the standard BR/BA count and square footage, I always focus heavily on the listing pictures for any comps I pull in my area - finding a comp that's as close to your property's condition and finishes will give you the best apples-to-apples comparison possible.I also wanted to second @Tim Swierczek's input: nobody in Minnesota likes moving in the middle of winter.  

Additional info: We're also currently in a middle of a listing of our 2nd flip as well.

Right now I am on the middle of a flip no more cash in hand to make an offer so my only option seems to be investors or a HELOC against my flip or my own house.

So if you want to live off the grid in the middle of the desert and have a parachute to get there, not a bad deal in some cases.   

I personally would have to have one of the windows replaced before I'd feel comfortable renting it, but that's just me and based on personal experience including a traumatic one from childhood in watching the apartment building next to ours burn in the middle of the night.

As you scale up more locations, staffing scales not just per location but also via that middle management which declines bottom line net so have to scale more to offset. 

And they just increased their rental limits to try and keep pace with cash tenants, so if Section 8 is part of your strategy, now is a great time.

I don't know if it's counter intuitive or not but your best intermediaries are going to be in the cluster of the middle range of fees.
