I understand at this point you'd need a property management company or know a lot of handy men in a lot of places, it's more out of curiousity.

In my circle of contacts and business partners there are men called Alex.

so are the men!

I'll be self managing, and it would be nice to have one (or two or three) handy men available that I could call when any maintenance issues come up.

Make sure you talking to the person on title(I don't deal with middle men) Build rapport first, find their motivation, and than solve their problem, make sure it has enough equity of course, than know your numbers, if it doesn't meet 70% rule, buy it "subject to" but only if it can still cash flow.
