Hey, you can micro-flip, it's so easy, and then watch all their money go down the drain because they are doing per square foot calculations after looking at five photos online not realizing the foundation is crap and there is no boiler in the house and the roof is patched with gum.

I have a clause in my lease that states I pay for pest control within the first 30 days of occupancy, after that the tenant is responsible and I will refer my pest control guy to them.You probably need to assess the property and seal any holes (inside & outside) with the steel wool (shred it before stuff the hole-my pest control says that annoys the mice/rats gums and they stop chewing) , then seal with the spray foam.

…that’s just to start with ..down the road comes mold test …lead based paint test if you plan to pull down walls and much more fun, asbestos in popcorn or tile mastic and much more funThe more facts you gather about the property the more educated you will come across as a wholesaler to an investor.
