How to evaluate a fully operating business for sale?
20 February 2020 | 23 replies
@ Johnny KangIf you are investing in local retail type businesses, unfortunately, there are no useful metric, as it encompasses a number of factors. There's nothing like GRM, Capex etc. like in real estate, I wrestled with this through the years, even though I have an MBA in finance.I looked at dry cleaners and laundromats, and asking prices range from 2 to 3 times annual income, combined with whatever machinery or equipment comes with it.

Tenant put trampoline in the back yard.
5 August 2023 | 17 replies
I just talked recently to my sister-in-law with a similar issue you can't just add on anything about the trampoline to the least you can't do that legally she's a real estate attorney you can't legally add it on and technically a trampoline is not a toy it is a workout type of machinery it's almost like having a set of Weights outside or a punching bag if it's not specified already in the lease before you gave it to him legally there's nothing you can do and it would be extremely illegal to just add it in after they were already there and sign the lease you can't add into the next lease it's not how it works now if you had a apartment complex that would be different but if you're renting a home would they put in their backyard is none of your business they're renting your the home from you you can't control somebody's yard you can say yes you need to keep it clean but you can't tell them they can't have a trampoline or a swing set or any of the above in their backyard if they're running a home from you by law.

It is a commercial/retail business with some hard assets (biggest assets by far will be real estate and stainless steel tanks, and maybe any newer specialized machinery though that depreciates very quickly).

Sure they flush through the toilet fine, but it's true they don't break down and get caught on tree roots and in the sewage treatment plant machinery.
