I go for the luxury/upscale coastal market.  

Some luxury properties can go much higher.

Luxury custom home builders can be a mix of different nationalities with finish carpenters, cabinet guys, HVAC, sparkies and plumbers still mostly local but many are older and getting ready to retire.

You don't have the luxury of being nearby, so staying on top of things is more arduous.

Can you market the property as a luxury and walkable community?

The luxury market in Miami and Palm Beach adds extra stability.

An STR hot tub is a completely different beast. 1) Hotels and fitness centers have staff that are checking chemicals twice a day to ensure the appropriate balance is being addressed, STRs do not have that luxury.2) You can educate your guests all you want.  

There will be good investments to be made for several years and investments made today aren't going to hockey stick like they did in 2020-2022 so you have the luxury of time as you wait for the best opportunities from the best sponsors.
