Buyer go to open house directly.We have this option in Minnesota now, and it looks like in 10 other states that I am aware of (California, Texas, Florida, Virginia, mostly the big population states).

(This assumes you have a credit card available to pay for any repairs.).

Is this approach appropriate? 

I also don’t like renting really nicely rehabbed properties, most renters don’t take care of properties as well as we would hope.

The guy who runs it lays it out like this..1-5 rentals you are still doing okay, have more stuff come up between all rentals the closer you get to 5 or at 5.
