@Philip Beckwith, I disagree with some who think this should only be attempted for larger gross errors and also that you need to hire a company to do it.

In general it is not worth building a single ADU for a variety of issues but the largest is the cost to add the ADU is typically far greater than the value added by the ADU.  

I could probably rent the house as-is but I would hate for it to be an issue if there was ever a fire or something drastic.

Are you set on starting with a larger property, or would you be open to beginning with something smaller to build experience?

Just curious, is there any tax benefit to filing as a regular partnership and issuing k-1s to ourselves that show a loss?
