Based on what my real estate agent thinks that this quote will be, roughly, and the after repair value, it looks like I could buy this property in cash, spend a month or two fixing the damage, and then put a mortgage for roughly 1.6x what I paid for it and thus have a cash flowing property at a few hundred dollars per month and a little more money in my bank account ready for a down payment on the next deal.

I was under the impression that HOAs liens are erased as they are junior accounts compared to tax liens.

You can collect rent, do your banking (unlimited virtual accounts), and do your accounting.

It has taken four months.Unfortunately, when probate is involved, the process can absolutely drag out.

My goal is to avoid doble taxation, ability to write-off expenses, asset protection and avoiding probate.If anyone can help me with this or refer to an accountant who has experience with cross border real estate transaction, I'll be greatly obliged.

Every youtube video I find when searching this problem involves someone replacing or moving an electric box that either hasn't been wired yet or is re-wired.

I also ask if they've ever been evicted, refused to pay rent, or filed for bankruptcy.Further, I ask account numbers for their checking and savings accounts, and the approximate balances in each.
