I will be down soon if the inspection goes well today, which it should be perfect given it was a full gut remodel.

If it didn't cash flow perfectly none of that mattered to me because I was buying buildings in good neighborhoods for the long-term generational wealth they'll create 5, 10, or 15 years down the road.

Incidentally this is the perfect scenario where a checkbook IRA is going to be far superior to having to go through the custodian for every transaction.
