In KS we got a 5% renewal as well but of course way different than FL area.

Hi Omri, BRRRR is a great investing tool to build up a portfolio.

You won't get the mortgage paydown build up but usable cash flow to you right away typically higher.

Again you do not want your BK to build up down the road, and end up costing you more to unravel then if you had just onboarded to a great software in the first place.

My logic is, I would be paying for a lease so I might has well build up equity in a mortgage instead and if I found a fixer-upper then have equity also.How did you find this deal and how did you negotiate it?

It also allowed me to act as a "cash buyer" when I went after the 6 plex and it will do so into the future.The obvious key to this strategy is that you have to be able to buildup to a large enough HELOC. 

Like it'd be awful to build up a nice base of STRs and then something like that happens and everything is empty. 

I haven't really investigated yet but was curious if they were something I could do to build up capital. 

As we build up equity in some of our properties, we have some similar ideas for ADUs.
