The amount of knowledge is like a fire hose of useful and in-depth information.

Problem is the hose is in the way where the dirt needs to go and the siding ends where the framing ends.

My first purchase was 6 units which I put in cash and then worked to refinance, but most banks I talked to wanted a year of seasoning...there are different banks/bridge loans I could have investigated to change that, but what I'm getting at is make sure you have a solid plan for financing/re-financing in place so you don't hose yourself with a bank saying we'll only refi on LTC not LTV.And like @EdwardLiu said, never believe the seller.Cheers,Brian

If you have a w/d spend a few more bucks for stainless-steel hoses and a water monitor/shut-off.

Removing a fitting from the washer drain so the tenant could hook up their washer drain hose, $60.

Turned out it was his washing machine hose had decayed and sprayed my wall.

It was discouraging, but it was great practice for our next deal that we ultimately closed on in Aug 2018.Fall of 2018 was like drinking from a fire hose as we had to quickly learn the ropes on this new property.
