@Michael GreenbergWell, if managing STRs isn't your cup of tea, you probably aren't going to want to manage other types of property either.Although, it's much easier to find a property manager for SFR LTRs (but you don't like the returns), and perhaps Multifamily may offer you something more appealing in the way of returns and ability to let someone else do the managing.

By some metrics, pricing here actually went up 1-2% over the last month, but it’s hard to read the tea leaves and really compare stats accurately to pre-COVID times this soon IMO considering all the new variables like showings only recently being allowed again and the fact that we have about half the inventory/sales activity as normal).

Under personal name, can take advantage of cheaper personal Morgan tea (vice business loans), potentially personal investment insurance (I was able to to put three investment properties with my reg insurance company which is half price of getting another), and even ability to represent yourself.

MOST LL's WOULD ALLOW NON-PAYING TENANTS TO MOVE OUT... the reality which you fail to mention but which you are likely very aware as well as all other LL's is... that most non-paying tenants will not move out, so back to taking responsibility for your own situation... if a Tenant is unable to afford it and all the options offered to them just aren't their 'cup of tea' they can always downsize i.e. end lease and move out - most don't as we all very well know.
