.--- Sidenote: we transitioned from hiring of LVP/vinyl/ceramic/hardwood to handling in-house which has shaved our costs substantially from the above budget averages.  

The living room and three bedroom have hardwood floors that are in decent shape so they are going to be refinished, new flooring, either laminate or vinyl in the kitchen and hall.

We spent a few month making it very modern and attractive - moved W/D upstairs, new appliances, removed walls, refinished hardwoods, granite, new cabinets etc.  

Carpet, hardwood flooring, windows, etc but definitely not a full gut rehab.

I refinished hardwood for the same price as carpet. 

This summer, guests were treated to a new hot tub and new hardwood flooring in the living room.

@J Scott I thought kitchens and bath labor, gutters, hardwood and painting were all a little on the high side. 

Hardwood is my choice but I'm biased.

To which the landlord replied:"Please understand that it is impossible to fix damaged floorboards in small spots on a hardwood floor without tearing up the boards and then sanding the floor and restaining the room.
