Anytime you're involving the govt it's a hair pulling nightmare.

We had to remove the windows we had already installed in a 1925 house and reframe the openings to bring them to 2023 building code.  

Once your income is stabilized, you can do a refinance to remove your coborrower back off of the conventional loan. 

If you're wondering if rates are too low, raise them a hair in advertising and see if your number of inquiries drop.

Unlike some buyers, I ALWAYS go look at the properties before the sale and discovered that the vacant lot had an active railroad track on it and therefore was unbuildable, and would remain unbuildable until the railroad removed their track. 

Not an expert here but my Brother is a heavy equipment operator in Northern CA and did a lot of the fire clean up when those fires happened and he mentioned contractor might need hazard waste removal license..

Make sure its on a permanent foundation, has concrete pillars, skirting and axles removed and in some states require hurricane Tie downs.
