I would say your best bets is a gym as a tenant amenity or a community room that tenants can rent for family functions, parties, etc. 

The sooner I get this paid off, but sooner I can go back for more and it will look more appealing to other PML

Yes, it's an emergency, and you call exterminator/relocator immediately if not sooner.

Your residents would benefit with better gym access on the road, the gym would get a little more revenue each month; and you can advertise the benefit without sacrificing square footage.Thanks, and best of luck.

If someone else can rent out sooner, then I am going to go that direction. 

I'll stress one point - advertise sooner than later.

However, as mentioned already, there are positives to consider and as a rental property owner, turn over and vacancy is a part of the investment, so just getting some experience with that sooner in the process than you had planned on before review of the leases. 

We have earnest money that has gone hard but was hoping to free up the equity sooner rather than later.

If you and your family are looking to strike sooner rather than later, it might make sense to sell it and reinvest in a new project.
