A new tank delievred and dropped into the hole I dig for it will run me about $1,600 for the whole thing, including the 1,500 gallon tank.

The size of the tank matters, find out how many gallons it could hold and how full it is.

I use my own percentages for vacancy, repairs, capex and management, then actuals for rest, although I do tweak fuel usage upward based on oil being 50% higher per gallon to give me some headroom.
