This is more than enough to do PML's whether you originate or purchase from a broker is up to you.

I've been a solo broker for well over 20 years and can spot a serious buyer/seller very quickly. 

And this is a biggee wading through the fake lenders or the Joker brokers that tell you what you want to hear  but cant get the deals funded and you lose the deal and a lot of money.3. with actual PML  private people  usually have very limited funds so cant scale with them.. they can have a life event and just stop doing loans all together..

I'm also a mortgage broker licensed in FL.

As an investor and a commercial real estate broker I would not expect a buyer  to spend a dime on due diligence unless the buyer/seller come to an agreement on a purchase contract.

You can also find commercial brokers that are in that space and build the relationship.
