Most of my research into specific towns and their friendliness or unfriendliness towards STR. 

Harvesting your PALs is generally more of a benefit for folks who invest in syndications or if your buy and hold property is a large building and your hired out on a cost segregation analysis...as both of these scenarios will lead to huge accelerated losses in the first year.The traditional tax friendliness of RE comes into play because of depreciation which is an expense that does not affect your cash flow while you hold the property.

This is pretty inexpensive as we only need a few Netflix accounts to cover all of the units (Netflix allows up to 4 simultaneous streams).I have some strong opinions on user friendliness though!

We work with clients out of the state of Utah (over 60% of our investors come from out of state) that buy multifamily here in our market and Texas specifically for the cap rate benefits as well as the landlord friendliness and tenant quality.  

I like the landlord friendliness of Utah laws as well as the overall economic stability here, but diversifying is usually a good idea.

Hey @Keivan Cross - I am with @Olivia Radziszewski, Chicago is one of the most overlooked markets due to the hype about crime, taxes, and landlord friendliness.  

Many investors like Northern Virginia over DC/MD because of its "landlord-friendliness."
