Hello folks - Even though this was a failure I consider this a learning experience and looking for some insight since it looks like a chicken and egg situation.I won a bid on a website for a 1955 Capecod.

But, unless they've been clear they're going to fight it all, I'd focus on the fastest path to getting them gone rather than trying to get all rent due.You've got bigger fish to fry with what sounds like a rehab project starting soon.

Wholesaling........I'd bet there are large companies who are compliant dealing in bulk property transfers, I'm just as certain that small fries who try to assign purchase contracts are not compliant with various laws, not just licensing laws.

It's a chicken/egg scenario, but maybe a community bank would do it.)  5.  

So what I am saying is, it is a bad idea to play "chicken" with the IRS in hopes of gaining a leg up on other bidders at auction.

Don't count chicken until it hatched, in this case I always continue advertising until I get lease signed, rent and security deposit money in my account, doing move in check list, and give them the key, then I can take my sign and deactivate all the ads.
