You could have pipes in the wall that freeze, so avoid this by keeping it at room temperature.Keep the fridge on.

Also on that same trip, we went out for drinks and the people there were freezing cold and shivering on like a 30-40 degree night, which I thought was a damn heat wave!!!

@Bella KaufWeather-- if it gets below 20 degrees, I get calls about the HVACs not working (they are, it's insanely cold), and then you have to worry about pipes freezing.. and then when it gets super hot, you similar calls about it not working again (it's working, it's hot outside!)Â Â

If a tenant 'disappears', it's usually because of financial issues and that they have already been served disconnect notices by the utility company and once power and heat get turned off, they figure that the game is over and move out, leaving a mess and broken pipes behind (especially in the freezing winter temps). Â

I was shown two water tanks that were installed in outside sheds (with no insulation), with just a little electric heater running to keep it barely from freezing.Â

If the tenant fails to correct the situation, their account is shut off but the utilities revert back into your name so there is no risk of freezing a house or some other issue.I manage 340 units and the utility company notifies us any time a tenant starts an account, closes an account, or gets behind on an account.
