Once all of the holiday festivities are complete I will make sure to do a formal write up!

I'm particularly scared of our 5-figure reservations during the Festivals....

Coffee, Music, Alcohol, Festivals, Breakfast, Dinner, Downtown, Banks, Schools.

If you ever get a chance, go to a tiny home festival/show/event.

Team, Palm Spring greater area (Palm Desert, La Quinta and other sorroundings) is very busy with short term rental activities between Nov and April due to various reasons - winter birds coming from east coast, canada, tennis activities in March and Music festivals in April. 

I'm not hitting the "major" vacay spots, but more in line with local events; wine festivals, wedding venues, etc...

We also have year-round sporting events, festivals, etc., so you could easily keep your occupancy up with out running into a lot of "off seasons". 

The area is under gentrification, the school district are not that great but San Antonio is sure trying to improve that area, there is a community college in our area and the at and t center where the spurs play and other major events occur and also where our yearly famous festival "fiesta" is held.Zoning is R4, currently digging on what we can build or do at that property.Although we know that we shouldn't depend on appreciation, but we project it may keep appreciating more close to  within the next  5-10 years.
