@Griffin Malcolm I have a similar situation (except my lots weren't free, lol).  

It’s the same thing except it’s done in the name of the IRA and all the money comes out of the IRA and returns go back into the IRA. 

Pretty much the same except you don't own it and would need consent to make changes.Also the owner gets all the tax benefits as they are the owner. 

The only exception is dishwasher pods, we leave the entire tub out.

If they are CF positive then they will not cohnt against your DTI but will improve it...that's standard conventional guidelines barring a few exceptions.
