I would keep as much liquid as possible and essentially get you to 20% equity or more by renovating the property. 

@Jason Proulx I think your missing the entire math of things here. 

You seem to have done a great job with this property so far.

In short, I’m trying to figure out if it’s worth pursuing an off-market seller financing deal versus getting a traditional loan and competing for the property on the open market.

There will be renovation of the home that is $82,500 worth of renovation. 

I was already doing painting and renovations.

This provides an excellent opportunity to purchase properties, make light renovations to increase both rental income and property value, and optimize cash flow.
