Ultimately with the appreciation v. cash flow debate, what you truly want is IRR aka both.This deal swings way to the side of an appreciation play, which is enormously risky AND at a time when the market is pushing new heights.I grew up in California and witnessed the power of appreciation.

KREIA (and BP, of course) has been enormously beneficial to me and my real estate business and I would encourage anyone in our market to join this organization and get involved ASAP. 

Ignoring the enormous pile of ethical/legal problems with attempting this, you would have to get lucky enough to get the worst appraisers ever to pull off the refinance.

Despite an enormous amount of talent and nearly 20 years of working his butt off, he's in the lower end of middle class.

Agents that that understand investing and basic principals like cash flow and appreciation are an enormous value add Vs the agent who is showing you a house because it has a “pretty” kitchen.

You will have enormous amounts of competition.
