Likewise with inflation it was obviously higher when it was reported at 9.1% vs today’s 3.1% (gas and rent for example have come down dramatically).Whether inflation is .1 or .2% different that how it would have been calculated a decade or two decades ago is irrelevant.

The rates go up dramatically with a 3 bed and the cost of construction impact is much smaller than building two cabins.  

They will definitely help cut your learning curve dramatically and help point you in the right direction as far as which neighborhoods to target and which ones to stay away from.  

When I hand over the control and protection to someone else that is only loosely financially connected to the unit, I increase my risk dramatically.

Mortgage rates will be back down it's not "if" it's a "When" and that is very soon keep in mind the rates took a dramatic drop end of December into the first 2 weeks of January but it was too short of a window for the media or general public to notice until the 1st CPI index report with "Garbage numbers" so it caused a pull back on the bond market and MBS.There are some loopholes right now in FHA, VA and Fannie Mae since we are seeing more "Margin" built into pricing.

. - A dramatic increase in the supply of willing workers usually results in a decrease in hourly wages. - A dramatic increase in the supply of folks needing a place to live usually results in increasing home prices and increased rents.

If you keep an open mind to house hacking meaning renting out part of your home or renting out an in law suite NOT just the traditional multi-family sense of the word, options expand dramatically.

But I personally don't see prices going down dramatically anytime soon.
