If not, it is likely title has transferred out of your control already, through adverse possession or eminent domain or, your rights are limited by a general right of way. 

We were going to force the easement through lawsuit but just learned that we can request a plat and work with the local utility company to gain an easement for much less via eminent domain on the property.

Some other monthly expenses that you might want to consider:  PO Box with post office and a domain name (if you reserve new email and/or google voice number connected to a G Suite account or something). 

oh wait.. or was it Godaddy...Get a domain name.. and get it going.The second step will follow automatically as will the 3rd and 4th.Get off your butt and DO!

I'm not sure what your long term plan is, but for the BRRR method (thats what I do mainly) I don't like the the way the numbers look!

I have a decade of domain expertise serving this demographic and have first hand knowledge of how profitable it can be if done correctly. 

., you'll probably do a lot better buying as close to Downtown or Domain where appreciation is  a big driver, than if you were to buy on the outskirts where your cashflow will be better. 

I can not think of any instances (well, except for if you are on the unwilling receiving end of an eminent domain claim I guess) where improvements to the immediate surrounding of your Investments hurts overall returns.
