@Dan DiFilippo for the sake of the conversation, I can’t wrap my head around crypto being a de facto currency as an ever expanding population needs a money supply to expand somewhat with it, or the ensuing hikes to interest rates caused by more and more people chasing a finite resource would decimate the economy.I freely admit I haven’t researched this enough, but interested to hear thoughts.Full disclosure I don’t have any crypto whatsoever, and think if it becomes as widespread as bullish views want it to be, I could end up accepting rent in BC or sell a property or 2 and convert to BC.

I am in the process of putting final touches on Irrevocable Trust and Delaware Holding LLC with my attorney. 

We charge one month rent and one month security deposit before move in (make sure payments have cleared before turning over keys)  One month security is max allowable by Delaware Landlord Tenant code.If they have a pet you can charge a pet deposit (again, by state code, DE you can charge up to 1 month rent)If separately metered utilities, make sure they've transferred them into their name by providing account numbers and also a copy of their renter insurance before move in.Good luck!

Don't focus on that, but rather what would be attractive to generic tenants for those properties.I have 12 3BR SFRs and 1 2BR SFR in Delaware County, suburbs of Philadelphia.

In DE if they don't provide a forwarding address we just send it to the address they rented by certificate of mailing

Specifically I see a solar system on the house but am wary because I do not know if it is a PPA or leased system... or owned for that matter. 

For full asset protection a WY or DE LLC can hold the state LLC, so your info is not open to the public.

I know Delaware County very well.
