One key component is making sure there is language that outlines how the purchase price is reduced if a payment is received BEFORE the closing.

@Kang-Li ChengI cannot comment on this specific company but we buy loans from similar companies (both performing and non performing) and I Can say the consistent component to these companies is they are horrible at underwriting and write loans to collect the points / fees but many of the loans we see we cannot believe they gave that person a loan.I am curious what types of returns they targeted as the invest in one asset model to me is very risky.

I found the county criteria which reads as:"Property must be minimum of 1 acre, meet the underlying zone district, have adequate parking, meet the requirements set for by the Wildfire Hazard Overlay District, have valid water and sanitation, have legal access, use the primary dwelling unit, be free of violations, and have no substantial detriment to the intent of the Zoning Resolution."

But the best thing about it is that I own this amazing house with all brand new big components.

Pretty much all major components were newly installed / fitted and done to a tasteful standard (new metal roof, plumbing, electrical, kitchen, flooring, bathroom, doors, new hvac, decks, vinyl siding etc) and I have visited and walked through 3 times and even been under crawl space to inspect a repair that was previously noted on an inspection to the foundation after termite treatment which looked to be a good job.

Making sure the property "flows" outside is a key component I have personally found - assuring nobody is stepping on toes, encroaching on each other's outside space, or blocking cars in, etc.
