My thought was that anybody can do demo.

It is pretty common to have IRS liens and government liens like mowing, demo, nuisance, etc. 

This way you can target the perfect market and demo.

Our project manager instructed us to vacate our property prior to demo but we came to learn later HE DIDN’T EVEN HAVE PERMITS YET.

ground up construction is always much cleaner . in a fix and flip there are many unknows that may pop up after the demo stage is complete
