I think so many folks maybe are looking at these deals like its passive investing etc.

So onto the deal and how to navigate it. 

A good, experienced borrower can turn around even an unexpectedly bad deal.

If he had quoted you 20% higher would you still have done the deal? 

I have heard it used different ways.I have used a version of gap funding where the hard money lender funds 85% of the flip (purchase + renovation) and the gap funder funds 10% of the deal.

LLC's allow unequal distribution of profit and tax benefits.. thats how I did larger deal were my LPS were not required to sign on large loans.

You have to make a deal rather than buy a deal, be more appreciation focused, and be more patient.
