Even if you have property managers take care of your properties you'll still have to watch over them to ensure they're managing your portfolio the way you want, you'll still need to ensure you're building the right business structure to protect yourself and ensure you're avoiding as much taxes as possible, and you'll still need to ensure you're curating your portfolio over time to adjust to an ever changing market and ensuring they're still meeting you goals.

It's silly to think you won't get in over your head that way.When I curate projects for my clients, it comes with pics of the house and an analysis of the neighborhood for an as-is estimate, it comes with a bid from a contractor that has already walked it and figured out what needs to be done, and it comes with a detailed comp package with the latest sales data of comps that have recently sold.As far as exit strategy goes, you need the weigh the cashflow vs the short term gains.
