Nolan Ring 3/3 lenders have no idea about FHA loans
21 November 2024 | 10 replies
All this fancy mumbo fha guideline gumbo means is that your projected market rents assuming all units, if it were rented Times 75% need to be greater than what your monthly payment is  (PITIA = principal/interest/taxes/insurance/assessments monthly), other wise FHA will not lend at that loan amount so common solutions to this when rents are too low in your local market are to put more money down payment which defeats the whole purpose of low 3.5% down FHA doesnt it?
Anna Thanopoulou First year depreciation in STR
19 November 2024 | 7 replies
We purchased a property in early October and are placing it in service this week (mid November). We had intended to run a cost segregation study and try to accelerate depreciation which we can deduct against our W2 (assuming material participation). However, we have been reading through the IRS guidelines (eg publication 946 on Property Depreciation) and there seems to be the concept of "short year" which would mean that we can only deduct ~1.5/12 of a year's worth of depreciation in 2024.Is this correct or are there any different rules for STRs specifically?

Jerry Shen Buying RE with Bitcoin

FHA has no guidelines specifically providing conditions where Bitcoin could be recognized as an acceptable source for funds to close. The way I read this, Coinbase (or the chosen cryptocurrency clearing house) would need to fully comply with every single thing that Bank of America and Fidelity does to verify your identity, and then issue regular normal vanilla bank statements (if you have to use the word "but..." to argue for how the thing is a bank statement, it's probably not a bank statement), which they currently do not (hours spent on customer service, clicking around my account & the borrower's account, etc etc).
