Theorectically any time you buy or sell a house you could be involved with a lawsuit, but to say oh don't buy houses because you could end up in court if so and so happens just is not practical advice.I have never heard of someone refusing to sell when there is an option, and not that it isn't something to process, but to conclude that sandwich options are a VERY RISKY investment because of this possibility seems kind of unfounded.There are risks involved with all investments and adequately and accurately assessing those risks versus the rewards is key to success in any endeavor.

If you hire a property manager (10% of rent), you're left with 3% of rent for maintenance/repairs/capital improvements/vacancies/legal fees/fines/nonpayment of rent/the list goes on & on.So in the end with your $278/mnth estimated payment, and estimated repairs, you conclude 3% of left over cashflow per month or $35.5 dollars or $414/yr.Now with me, I conclude with the original posters estimated $375/mnth and my estimated repairs he'll be left with about $100/yr.

Maybe they need a bit more training.If you conclude a deal with a seller and the listing agent was not up to the standard for the area then consider providing feedback to the seller.
