Also, having the inside scoop (since my wife works for an international property management company) large companies are making concerted moves to Richmond (billions of dollars).

A couple years ago, one of the student complexes brought in Lil' Wayne for a private concert for anybody that signs a year lease.

Other considerations: weddings, medical, local construction projects with out of town contractors, festivals and events (concerts), families in town to visit families during holidays, etc.  

I like hiking with my dog, getting out to concerts and events, and drinking cold beer.As far as real estate, I have no experience as of yet.

So getting to all the cool events, concerts, and sports in the metroplex from there is ideal.

Not without a good local partner that brings some battle-scars and experience to the mix.And that brings me to this -- and I say it a lot on these forums -- if/when I do another flip, it will be working in concert with somebody that knows way more than me.

Regarding the Mortgage Notes, I am finding that there was two mortgage notes as to which the original first note was discharged and concerted to a Promissory Note.

They don't ever happen in Police precincts or on gun club ranges; they mostly occur in places (schools, theaters, malls, concerts) where there are NO WEAPONS ALLOWED policies.
