The “buyer beware” philosophy is fine for commercial transactions, but taking “advantage” of home owners when they’re most vulnerable and lack market sophistication is something no right thinking person wants.  

I agree with Collin.The Smokies do have a lot of competition, so you need to have a view, decent location, good to great amenities etc to stand out.We have a 6-bedroom cabin there, but I imagine a 3 to 4 bedroom would be in the sweet spot of not too big or not too small.

Shortly after they all became vacant, I had to do the renovation work myself because of the lack of cash flow, and it took years to dig myself out of that hole.

Lack of AwarenessSome wholesalers are simply unaware of the advantages a license could bring to their business.

Not sure you really make more money.BRRRR would be interesting if you can find it.Flipping is competitive and brings in cash but not long term wealth.They all are great options, it just depends.

Typically, co-op's are less valuable than condos for a number of reasons such as supply/demand, lack of investor interest, older units, estate planning issues, financing and board policies. 

However, your issue would be lack of equity.

I know of a lender around 7.3%, but curious what everyone else is seeing.Keep in mind, we're talking DSCR, not conventional.Local commercial banks are usually most competitive for this space.

Over the years, I’ve seen how a tight knit community sometimes means less competition and more welcoming neighbors.
