The reason to have comparables is if you are representing someone or perhaps purchasing a house for yourself to live in.

Before jumping into the condo, I’d take a closer look at whether the $300/month cash flow is worth it compared to other options, like a small multi-family property or a property in a higher-yield market.

I did notice end of 2024 to be more active and January to continue that streak compared to 2023 and start of 2024.

My goal is to offer an affordable monthly payment that competes with renting a comparable property and offers a benefit to paying a bit more to "own". 

And at what nominal price compared to the $24mil they paid in 2019? 

It also helps to show them the amount of interest they can get when they add up 30 years of payments (compared to the sales price).

Comparing workload, a multi-unit property will still require showings, maintenance etc for multiple units.

I imagine cost of labor might be a little bit cheaper in Idaho compared to Connecticut as we ended up paying 10k for gas furnace and 5k for AC with 10 yr warranty for Lennox product.
