@Caleb Clay if they don't have a shut off for each unit, they may share supply lines and you'll need to trace the supply lines or have a plumber trace them.

@Clay Walker yes you can rent out rooms in a primary SFH provided you are also living there.

I'd look for deals in the suburbs South of there and be aware of clay soil and foundation issues.

But there are parks out there still surviving and thriving on clay tile.

The house had old clay drain pipes, but the city didn't want to issue a permit for replacement until they failed for some reason. 

LOL.This is something I would recommend every REI do before they buy into a market for a rental(s):1 - Find out the day the court is doing evictions (usually it's an all day thing...and the same day(s) every week/month.2 - Clear your schedule for the day3 - Go to the court, bright and early that day4 - Bring a pad of paper and pen (remember how those worked...they still do), because most courts won't let you bring your tablet, laptop, phone...into court.5 - Sit in the middle of the room6 - Watch and listen7 - Take notes (see #4)8 - Learn.

That is not adding their cell phone connection, tablets, smart TV and all the other crap that have which can easily bust thru 100 Mbps. 

Builders here just end with tile..porcelain so beige edge (not red clay like some ceramics).
