I have a property (fix and flip) under contract, but now, shoot, the REAL work begins.I am located in Milwaukee, WI, but my property is in a near suburb of the city.

In all major cities, especially ones with a higher crime index, unless you study the market and know it, I would never rely on someone else to choose a block.

I've already been hearing about all the communities and mini cities that they are planning on opening around it as well.

I could write a whole book on this topic, but this is what came to mind.3) There are a few factors that I consider when picking the city.

I'm a digital nomad who purchased a 4plex in Carson City, NV a couple of years ago as a buy & hold.

I do feel like Haverhill is much in the "path of progress" than comparable areas like Lowell and Lawrence, so it's a city on my radar for sure.

  - Outside of that, I'd encourage you to visit cities you are considering investing, and get on the ground even for a weekend. 

My suggestion is to study first the numbers / cities / markets and once you know your zones / cities of interest, look for people who can help you locally.

Stick built homes on city lots are going to be expensive. 

I wouldn't consider it a heavy negative unless the street is super tight and parking is hard to come by or if the street is very steep/busy.The more desirable dense city neighborhoods it's almost kind of expected and off street parking would be considered a luxury rather than a necessity.If you get out into the suburbs I would say it's more of a big deal since more rentals have off street parking or a garage there.
