Given these things, in a normal circumstance, I try to increase rents 1-3% annually believing that is generally how much rents will increase LONG TERM and that a tenant's pay will likely rise in that range each year on average as well.

After some research, I'm thinking it would be a good opportunity to proceed with the offer and to set aside the "free" money for use for repairs/renovations and holding costs to have some extra cushion.There seems to be much debate on the use of credit cards in real estate investing, but considering my circumstances .. 1.

I’m not an attorney and don’t know your full situation and all the facts and circumstances but would recommend you consult with one if you haven’t done so in the past or already.  

I will not, under any circumstances, send a copy of the borrower's financials documents to a seller/agent. 

I generally don't recommend holding real estate with all cash unless there are extenuating circumstances.

I imagine that some DSTs are failing, but the question is how prevent that is, and what are the circumstances of those DSTs in trouble versus those that are meeting their return expectations.

My personal goal is to price a little UNDER "market rent" knowing a tenant cannot find a better deal and has no motivation to move unless their life circumstances change. 4.
