I do appreciate your perspective.From my perspective as a new investor there are many different ideas, stories and content that are circulating of how to approach this type of investing.

If you see the G4's Central Bank Balance Sheet position and M1/M2 Dollar cash position circulating in the market you will understand what does it mean by "permanently changed"One thing for sure: 10 years from now, there's no more cash-flowing market and ratio between owner and renters will be huge.

I also had an insulation company add insulation to the attic of the home to help.In the resident's defense, this house is old and my not have the best air circulation.

If it’s 60-70% humidity outside, what is the humidity inside if you add vents and circulate the air... the same high humidity.

Most units circulate air from freezer into refrigerator compartment.  

Not so good if there is one of those hot water re-circulator devices installed already.  

Paying off some of our debts and then reducing the amount of currency in circulation should bring the value of the dollar back up to a level where it is again a strong & meaningful world currency.

@Cedric StoutThis is just my humble opinion of course, but all too often with the deals that get circulated, I find the ARV to be grossly inaccurate (sometimes off by 15-20%).

Being in South Florida where it's summer 11.5 months of the year it's nice to have ceiling fans to circulate the air in a rental and renters see it as a "plus" although I don't think it's a show stopper.My rentals are typically older buildings and many came with installed ceiling fans and I typically try to keep the fans.
