My goal is to get to the point where I can look at a triplex or fourplex and know whether it'll pass the 1% rule or not (where the predicted total rental exceeds 1% of the purchase price).As I churn through analyzing deals, my concern is that I'm inaccurately estimating rental income of the property because each property usually has its own mix of bd/br/sq ft.

There aren't enough note sellers catering to "retail investors" for the massive number of wannabe note investors Scott & Eddie churn out.It's turned into a running joke but my email account is littered with Mailchimp spam mail from Scott disciples.The retail prices are now high enough that it's often a better opportunity buying a foreclosure / off market property than buying a 1st mortgage.

The fact that you can get a VA loan is a huge advantage as an investor, because you can buy a multi-unit with almost 0% down and house-hack, or live-in-flip and churn the VA loan into the next one.
