Do you have the Capacity/Ability to close, do you have the Character/Credit to close (including relevant experience), and do you have the liquidity to properly provide enough collateral (are you injecting enough into the deal).

@V.G Jason: Normally I don't butt in on someone's post, who's intent is to demean another man, such as you've attempted but failed to do with @Don Konipol:  who has made a very positive name for himself, buy the way. 

This is even more so if you attempt to do a major renovation from far away.

I guess I'm one of those "goofy detractors", however I do not recall having levelled anything ad-hominem in nature on this thread (it would be quite out of character).I am not even certain I would call myself a detractor - If someone wants to borrow money to pay-down another debt, that is their business.  

The challenge for me will be to attempt to mirror this type of financing approach to Southern Calif. real estate.

You have two options: attempt to gather these resources or collaborate with an existing team.

That is true, a lot of people if they don't at least attempt to be good at their job or at least be consistent they will also fail in other fascets in life sometimes.

Regarding the electrical issue - we always attempt to troubleshoot with the resident prior to dispatching a vendor.
